My Design, Planning and Building Approval Processes

A Unique Approach

I have found over the years all my clients are different and so is the way they interpretate my designs. Initially all I need to know from my client is what they want to build and how they intend to use the additional space. Equally as important, I need to know the proposed budget. There is nothing more frustrating than me coming up with designs you love but that fall outside off your budget. It would cause frustration and waste valuable time.

My effective “Design and Build” Service.

1. Our initial contact and discussion

Usually, my clients contact me by phone and we have a quick discussion. If we feel it is mutually beneficial, we will arrange a home visit or an online meeting on a platform like “ZOOM” or another platform to discuss what you want to build and why you need and want to use the extra space and the budget you have.

2. During our home visit or Zoom meeting

I will discuss our services and how I feel is the best way to help you. Once I know what you want I have a portfolio of over one thousand designs and I am sure when we move forward I will produce a design that is not far off the mark what you actually want to build. I have after all been doing this for a very long time. I will go over my fees and hopefully we will go to the first step the survey where my surveyor will measure, scan and photograph your property.

3. The Survey

Once the survey has been completed our team goes to work and we will produce your existing 2D plan of your existing property and attach a proposed floor plan of the design I am initially proposing and for your consideration. In my experience most of my clients find it difficult to visualise and understand the 2d plans and because of the money they ask to see the design in 3d visualisation. This is something I have specialised in for years.

4. My 3d visualisation service.

I produce different levels or 3d visualisations for my clients and I provide a personalised quotation so my clients can decide which stand or visualisation they feel will benefit them the most. They tell me that the investment they are about to make when improving is a massive investment that they only want to do once and seeing their house improved in 3D visualisation is a massive benefit and they enjoy the experience.

5. Level One - My standard 3D visualisation

My standard 3D visualisation, I offer. Many of my clients find having three 3 visualisation on a drawing with the 2D plans help them to focus and understand how their property could look when built.

6. Level Two – 360 degree Visualisations

Many clients like me to show them how a room could look with a wall removed or extended. Here I produce a very popular 360 degree viewing aid. Where they can view their property in normal view and with a touch of a button go back into the room in Virtual Reality View and pan around what the room could look like when extended or improved.

7. Level Three – Virtual Tour an ultimate design experience

Again, when a client is about to invest hundreds or thousands of pounds on their home improvements, they don’t mind asking us to produce a “Virtual Reality 3d Tour” to allow them to wonder around a tour produced using Virtual Reality to showcase how their property will look when the works have been completed. This helps many family members who struggle to image how the improvements will change their property and their lives.

8. Level four – Computer Generated Images (CGI)

The ultimate when viewing how your property is actually going to look were you go to the expense to produce Computer Generated Images to see exactly how your property will look when altered, improved or extended. You cannot get any more realistic and our clients like the fact their will be no Grey areas with their builders. They can see you it should look and the clients expectations.

9. Planning drawings and Planning approval

Once you approve your design we can produce your planning drawings and submit your planning application for approval. The planning process usually takes eight to ten weeks from submission of the application through to approval of the scheme.

10. Building Regulation Drawings and Approvals

Building regulation drawings differ from Planning drawings as the building regulation drawings have all the section drawings and technical building construction notes and specifications to ensure the plans can 11 by the local authorities building control or an Approved Building control independent inspector. On inspection and completion of the works the building inspector will issue a “Completion Certificate” approval the construction.

Offering you help advice and savings along the way following you to access our one stop shop. Remember you are my valued client, and I will be happy to give you a personal quotation for each of the options, so you only pay for exactly what you want.

I have completed hundreds of design and build projects saving my clients tens of thousands on each project. My clients’ testimonials will confirm how they liked the fact that they could pay my fee out of the money I saved them, and they still ended up with £1000’s in their bank accounts.
